These terms apply when you create an Upa account or use upaph.com or app.upaph.com. By using Upa you agree to them. If you use Upa for a business, you agree on behalf of that business.
The service
Upa helps rental operators compute rent and utility bills, share statements with tenants, record payments and see what is owed. Upa is a record-keeping and billing tool: it does not collect money on your behalf, give legal or tax advice, or find tenants.
Features marked "Rolling out" on our website are not yet available. We describe them so you know where Upa is heading; they are not part of what you are paying for until they are released.
Your account
- Give accurate sign-up details and keep your password safe. Turning on two-factor authentication is strongly recommended.
- You are responsible for what happens under your account, and for the accuracy of the rates, readings and amounts you enter.
- You must have the right to enter your tenants' information into Upa, and must handle it lawfully - see our privacy policy.
Free trial
New accounts get 30 days free with every feature and no card required. Nothing is charged automatically when the trial ends.
Subscriptions and price
- The price is ₱45 per occupied door per month, with a ₱900 monthly minimum. An occupied door is a unit with an active lease.
- You choose a term of 1, 3, 6 or 12 months. The 6-month term is 5% less and the 12-month term is 10% less than paying monthly.
- An optional one-time setup service costs ₱2,500 and is included free with the 12-month term.
- The price of a term is fixed when you order it, based on your occupied doors at that time. Current prices are always on our pricing page; a price change never affects a term you have already paid for.
Paying us
You pay for a term in advance, using the payment details and reference shown in the app. A term starts on the day we confirm your payment, not the day you order. Renewing early adds to your current term instead of replacing it. Terms do not renew automatically. Fees paid for a term that has started are not refundable, except where the law requires otherwise.
When a term ends
If your trial or term ends without a new one, your account becomes read-only: you can still sign in and read every bill, tenant and payment, but you cannot generate, issue or record anything new until you pick a term. We do not delete your records because a term ended.
Acceptable use
Do not use Upa to:
- Break the law, including consumer, rental and data-privacy law.
- Harass tenants, or support cutting off their water or electricity to force payment.
- Enter information you have no right to use.
- Probe, overload or attack the service, or access another operator's records.
We may suspend an account that breaks these rules. Suspension does not delete your data.
Your data
You own the data you enter. You give us permission to store and process it only to provide Upa to you. On request we will export your records to a spreadsheet, including when you leave, and delete them when you close your account, except what the law requires us to keep.
Availability
We work to keep Upa running and your data backed by sound practice, but we cannot promise it will be uninterrupted or error-free. Check bills before you issue them - Upa shows you each draft first for exactly that reason.
Limits of liability
To the extent the law allows, Upa is provided as it is, and we are not liable for indirect or consequential losses, lost profits, or disputes between you and your tenants. Our total liability for any claim is limited to what you paid us in the twelve months before the claim. Nothing here limits liability that cannot be limited under Philippine law.
Ending the agreement
You may stop using Upa at any time. We may end the service to you with reasonable notice, or immediately for a serious breach of these terms. Either way, you can ask for an export of your data.
Governing law
These terms are governed by the laws of the Republic of the Philippines.
Changes to these terms
If we change these terms in a way that matters, we will update the date above and tell operators before the change takes effect. Questions? Use the contact form or Messenger.
