Pricing and free trial
How much does Upa cost?
₱45 per occupied door per month. An empty unit costs nothing. There is a ₱900 monthly minimum, which covers your first 20 doors. It is not charged per tenant, per statement or per login.
Pay monthly, or commit for longer: six months is 5% less, a year is 10% less and includes free setup. Try the pricing calculator with your own door count.
Is the free trial really free?
Yes. 30 days on your real units and real tenants, with no card needed and nothing to cancel if you walk away. Everything works during the trial.
What does the setup fee cover?
A person loads your data for you: every property, unit, tenant, lease, sub-meter rate and opening balance, checked against what you actually collected last month. Then we sit with you through your first billing run.
It is ₱2,500, once, and it is free on the 1-year term. You can also skip it entirely and set up yourself.
Can I cancel?
Yes. There is no contract beyond the term you paid for, and nothing renews automatically. When a term ends, your account becomes read-only: every bill, tenant and payment stays readable, you just cannot generate or record anything new until you pick a term again.
I only have 8 doors. Is Upa overkill?
Probably not, if you sub-meter. The work that eats your evening is computing utilities and following up payments, and that is per-tenant work whether you have 8 doors or 80. Eight doors fall under the ₱900 monthly minimum.
Message us with your setup and we will tell you honestly if a spreadsheet is still fine for you.
Billing and meter readings
Can Upa compute sub-metered kuryente and tubig?
Yes, that is the point of it. You set a rate per kWh and per cubic metre, plus any fixed or minimum charge. Enter each reading and Upa computes consumption and the amount for every unit.
The statement shows previous reading, current reading, consumption and rate, so a tenant can check the maths instead of arguing about it. Shared master meters, pass-through Meralco or Maynilad bills, and units on their own direct account are all supported too.
What happens if a meter reading is missing?
That bill waits as a draft instead of quietly billing ₱0, and your dashboard lists exactly which units still need a reading. Enter it and the draft recalculates. It is the most common way manual billing goes wrong, so Upa is built around it.
What if the caretaker types a reading wrong?
The moment it is saved, Upa flags a reading that is lower than last month or far above that meter's usual consumption, and asks you to double-check it. You can attach a photo of the meter too. Once a bill is issued, its readings are locked onto it, so correcting a reading later cannot silently change a bill the tenant already has.
What happens when a tenant moves in mid-month?
Rent is prorated by the days actually occupied. Moving in on the 16th of a 31-day month is 16/31 of the monthly rent. Move-outs are prorated the same way.
How do late-payment penalties work?
You choose per property: no penalty, a flat amount, or a percentage, after a grace period of your choosing. A penalty is added once per late bill, never stacked, and it appears on the statement as its own line so there is no surprise.
Can Upa disconnect a tenant who does not pay?
No, and we will not build it. Cutting a tenant's water or electricity to force payment is prohibited self-help under Philippine law; eviction has to go through the courts.
What Upa does is the legitimate side, done well: bills nobody can dispute, penalties applied consistently under your own rules, and a clear record of exactly who owes what and since when.
Payments
Can my tenants pay through GCash or Maya?
Yes - they pay you the way they already do, and you record the payment in Upa with its reference number against the right bill. Cash, GCash, Maya, QR Ph and bank transfer are all supported, and partial payments and overpayments are handled properly.
Pay buttons on each statement that post the payment by themselves are rolling out next. Until then, recording a payment takes a few seconds on your phone.
Does Upa hold my tenants' money?
No. Tenants pay you directly. Upa keeps the record of what was billed and what was paid; the money never passes through us.
Setup and devices
Do I need to install anything?
No. Upa runs in the browser on any phone, tablet or computer, including a budget Android phone. You can add it to your home screen so it opens like an app, but you do not have to.
Do my tenants need an account?
No. Each tenant gets a private link to their own statement. It opens on any phone, with no login, no app and no password to forget.
What kinds of rentals does Upa handle?
Apartments, townhouses, dormitories, boarding houses, bedspaces, rooms and commercial stalls. Whatever you rent out and however you label it, if it has a tenant and a monthly bill, Upa bills it.
Your data
Who owns the data, and can I take it with me?
You do. Ask us and we export your properties, tenants, statements and payments to a spreadsheet, including on your way out. A self-serve export button is being built.
Is my tenants' information safe?
Passwords are stored hashed, sign-in supports two-factor authentication, every record belongs to exactly one account, and statement links are random and private. Under the Data Privacy Act you control your tenants' data and we process it on your behalf. Read how we handle it.
Still wondering if it fits?
Tell us how you bill today and how many doors you run. We will say honestly whether Upa is worth it for you.
No card. No contract. No app to install.
