Utilities
Set per lease and per utility, because a boarding house often sub-meters electricity while folding water into the rent.
| Arrangement | What it means | You enter each month | Example |
|---|---|---|---|
| Sub-metered | Your own meter per unit, billed at your rate | The reading | 220 kWh × ₱13.50 = ₱2,970.00 |
| Shared meter | One master meter split by a weight you choose - aircons, headcount, floor area | The master bill | ₱12,000 split 2 : 1 : 1 = ₱6,000 / ₱3,000 / ₱3,000 |
| Pass-through | The utility's actual bill for that unit, at cost or with a markup | The bill amount | ₱2,340 + 5% = ₱2,457.00 |
| Direct | The unit has its own Meralco or Maynilad account | Nothing | Not on the statement |
| Included | Folded into the rent | Nothing | No separate line |
Honest limits
Cutting water or power to force payment is prohibited self-help under Philippine law. Upa will not build that button.
Upa does not find you tenants. It handles everything after the lease is signed.
Upa keeps an exact record of what was billed and paid. Tax filings stay with your accountant - with better records to work from.
Send us one building's units, rates and tenants. We will load them and show you next month's statements before you decide anything.
No card. No contract. No app to install.
