How it works

From first login to your first billing run.

Set up once, then the same short routine every month. Here is exactly what happens - and what your tenant sees.

Once

Setting up.

About as long as it takes to copy one building out of your spreadsheet. Or we do it for you.

  1. Create your account

Your name, your business name - the one tenants see on their bills - and a mobile number. Confirm your email.

  2. Add a property

Address, due day, grace period, penalty rule, and your rate per kWh and per cubic metre.

  3. Add units and tenants

Unit codes the way you already label them. Tenants with a mobile number for their statement link.

  4. Put tenants on leases

Rent, deposit, advance, how each utility is billed, and any Wi-Fi or parking charges.

Rather not type it all in?

We load your properties, units, tenants, rates and opening balances, then sit with you through the first billing run. Free on the 1-year term, ₱2,500 once otherwise.

Their side

What your tenant sees.

A link, not an app. It opens on any phone, and it answers "magkano po?" before they ask.

  • No account, no password, nothing to install
  • Every line shows how it was computed - readings, consumption and rate
  • All unpaid bills and the total due, in one place
  • Your business name and mobile number, so they know who to pay

Sample data

Real life

When things are not tidy.

The situations that break a spreadsheet, and what Upa does with each. Sample figures.

  • A reading is missing

That bill waits as a draft instead of billing ₱0. The dashboard names the unit. Enter the reading and it recalculates.

  • A tenant moves in mid-month

Rent is prorated by days actually occupied. Move-outs are prorated the same way.

    Moved in Aug 16 at ₱8,500/month → 16 ÷ 31 × ₱8,500 = ₱4,387.10

  • A tenant pays part of it

Record what they paid. The bill shows as partial, with the exact balance left.

    ₱5,000 paid on ₱8,755 → ₱3,755 left

  • A tenant overpays

The extra is kept as an advance against their next bill, not lost in a notebook.

    ₱10,000 paid on ₱8,412.50 → ₱1,587.50 advance

  • A reading looks wrong

Lower than last month, or far above the usual? Upa flags it the moment it is saved and asks for a second look.

    Previous 1,884 → typed 1,088 → flagged

  • A payment is late

After your grace period, your penalty is added once as its own line on the statement.

    3% of ₱8,500 after a 3-day grace = ₱255.00
