Can Upa compute sub-metered kuryente and tubig?
Yes — that's the whole point. You set a rate per kWh and per cubic meter, plus any fixed charge or minimum charge. Enter the reading and Upa computes consumption and the amount for every unit. The statement shows the previous reading, current reading, consumption, and rate, so a tenant can check the math instead of arguing about it.
Can my tenants pay through GCash?
Yes. Every statement carries its own payment link accepting GCash, Maya, QR Ph, and bank transfer, and the payment posts against the correct unit automatically. Cash payments can still be recorded by hand, with the collector's name attached.
What if I forget to take a meter reading?
The bill is held as a draft instead of quietly billing ₱0, and Upa tells you exactly which units are missing a reading. Enter it and the bill recomputes itself. This is the single most common way manual billing goes wrong, so we designed around it from the start.
What happens when a tenant moves in mid-month?
Rent is prorated by the actual days occupied. Someone moving in on the 16th of a 31-day month is billed 16/31 of the rent. Move-outs work the same way, and the deposit and advance are applied at settlement.
Can Upa disconnect a tenant who doesn't pay?
No — and we won't build it. Cutting a tenant's water or electricity to force them out is prohibited self-help under Philippine law; eviction has to go through an unlawful detainer case in court. Any system that offers you that button is handing you a lawsuit.
What Upa does instead is the legitimate side, done well: accurate bills nobody can dispute, reminders that go out on schedule, late-payment penalties applied consistently under your own house rules, and a clear record of exactly who owes what and since when.
Do I need to install anything?
No. Upa runs in a web browser on any phone, tablet, or computer. Meter readings are entered from a phone, so your caretaker can record them while walking the building.
What happens to my data if I stop using Upa?
You can export your tenants, statements, and payment history to a spreadsheet at any time, including on your way out. Your records are yours.
I only have 8 doors. Is this overkill?
Probably not, if you're sub-metering. The work that eats your evening is computing utilities and chasing payments, and that's per-tenant work whether you have 8 doors or 80. Message us with your setup and we'll tell you honestly if a spreadsheet is still fine for you.
